5 issues in development with high priority
Nicollet Avenue reconstruction this summer
Richfield adopted its 2027-2031 street reconstruction plan and preliminary bonding of up to $5 million to fund the city's share of rebuilding Nicollet Avenue between 66th and 77th Streets. Hennepin County leads the project, which also adds bike, pedestrian and utility improvements. Residents want to know why the work stops at 66th Street and what's planned for 69th Street.
Affordable redevelopment of 7517 Humboldt Avenue South
The old Southview Baptist Church site could finally see new life with 92 apartments, 19 of them affordable at 50% of area median income. The big question: whether city leaders will still put public money (TIF) into the project, which would likely cost more than the $2.685 million approved for the failed prior plan.
290-unit development adjacent to Veterans Park
The council approved a five-story, 290-unit workforce and senior housing project after wrangling over a future 66th Street connection, tree preservation, bird-collision mitigation, and design conditions. The developer says it will cover needed sanitary sewer upgrades itself.
Affordable Housing Trust Fund Priorities Update
Trust fund awards will no longer automatically qualify a project for 4d tax classification — each project gets an individual look at the tax impacts first.
Bring It Home program launch delay
The city's rental voucher program is ramping up: first vouchers and payments are expected by September 1, with applications reopening in September and 5-10 vouchers issued monthly. The program is funded in part by the city's $699,000 2026 affordable housing aid allocation.
